Pat Colonna, Ed Price and Associates’ onsite agent for Heritage Ridge, who markets Shugart Enterprises properties, said she has found that today’s buyers are not interested in the frills; they want the best quality home at the best price.
“We’re building the Simply Shugart Home now,” she explained. “It gives the basic, good quality design we’ve always provided, but leaves off some of the frills to make the homes more affordable.” Colonna added that Shugart Enterprises has adapted their home plans to meet the most recent North Carolina building code changes, which include more insulation. “Buyers are getting all the advantages of the new code changes in Shugart homes,” she said.
The 140-unit community offers one-story townhomes ranging in size from just under 1,300 square feet to more than 1,500 square feet. The homes start around $125,000 and go up to the $150,000s. Only 18 unit lots remain available for sale. Home plans include designs with two and three bedrooms.
“You get a lot of square footage for the money,” explained Colonna. “The largest plan is 1,516 square feet without a bonus or sunroom.” She said that if buyers add those features, the size increases to almost 1,700 square feet. “But we’ve found in this market people are interested in affordability,” she said. “If we build a spec house with all the extras, many people feel they can’t afford it.”
Pre-sale buyers of homes in Heritage Ridge can visit Shugart Enterprises Design Gallery in Winston-Salem to personalize their home. “They can pick out all their flooring, light fixtures, paint colors, blinds – anything they want to add in as their way of putting their personal touch on the home,” Colonna said. “It’s a great opportunity to personalize the homes.”
Buyers can select from the many choices offered within Heritage Ridge’s standard features without going above the base price of the home. Or they can add as many optional upgrades as they are interested in purchasing. Shugart’s Design Center is a full-service experience, with designers on staff that can help buyers coordinate their selections. “The addition of the Design Center adds a really custom touch – buyers can make their homes feel like their own,” Colonna said.
Colonna said she feels that Shugart Enterprises and the homes at Heritage Ridge are set apart by the extra touches that Shugart offers buyers. “I think buyers find Shugart properties offer a lot of little things some other builders don’t do – nice touches like more attractive trim or a ceiling fan in the bathroom.”
Colonna said another detail that sets Heritage Ridge apart is the kitchens. “Our kitchens are a little more spacious than most, with lots of cabinet space and counter space so owners are able to do some cooking,” Colonna said. “They are just better planned.” She also described the generally open, light-filled quality of the townhomes in Heritage Ridge as another distinguishing quality.
Additionally, the three-bedroom townhomes feature two-car garages. “Shugart always make sure owners have two parking spaces out in front,” added Colonna. “Homeowners seem to like that quite a bit.”
Heritage Ridge offers buyers a convenient location with easy access to shopping, a grocery store and the YMCA. Colonna said that with the community’s proximity to US 311, the development offers great access to the rest of the triad or a quick way to get out of town for a vacation.
“The way Heritage Ridge was designed left a lot of open space, so you have the feeling of still being out in the country, which is nice,” Colonna explained. She added that families like that the development is in the Davidson County school system. “Even folks who don’t have kids like it,” she said, because they know if and when they sell their home that potential buyers view the school system as a plus.

From High Point, go north on Main Street. Make a left onto Old Highway 311. Next, make a left onto Hedgecock Road and then turn right onto Ansley Way.
