From our years of new home experience, we will provide you with a few insights and advantages of investing in a new home rather than buying an existing home with the previous homeowners design features (hint: just provided you a thought). 1. More Energy Efficient
Building technology has evolved so much that new built homes are designed for improved energy efficiency – reducing energy consumption and utility costs and are better for the environment. Insulation has improved to help reduce heating and cooling loss – now you can choose between batt insulation, blown insulation or spray foam insulation. Windows are now multi pane and well sealed, heating and cooling systems are not working as hard due to the tighter indoor envelope. Appliances are Energy Star rated.
2. Design Your Dream Home
You get to design your own dream, not buy someone else’s dream. Choose the floor plan and design features you want and work best for your family. Choose your style and color of flooring, cabinets, ceramic tile, countertops, and other finishes that would be difficult and expensive to replace in existing homes. Need to make a change on the floor plan? No problem.
3. Smart & Healthy
Technology has enabled homes to be smarter and healthier. No longer do you have to program your thermostat, instead let the thermostat program itself, and oh by the way, you can control your temperature and lights with your smart phone. New homes often use low- and zero-VOC (volatile organic compound) paints and building materials, improving indoor air quality.
4. Less Maintenance
New means new; therefore, there’s nothing to replace. Materials used within new homes require less maintenance and upkeep. Advanced air filters in new homes filter more dust and other allergens, lights bulbs last longer, and appliances are easier to clean.
5. Warranty
Have piece-of-mind with a new home warranty. You can relax knowing that if something goes wrong, the warranty will cover the repair or replacement. In addition, if you have to move within the warranty period, in most cases, the warranty can be transferrable. This is a good resale value add.
